Our Process

Engaging an architect is a significant commitment — of time, money, and trust. We think you deserve to understand exactly what that commitment looks like before you make it. This page walks you through how we work, what to expect at each stage, and what it means to have Kelder Architects in your corner from first sketch to final key.

How We Work

We work with a small number of projects at a time. This is intentional. It means every client works directly with Joel or Wesley Kelder — not a project manager or graduate architect — at every stage of the process. It means we can be genuinely responsive, attentive, and fully invested in the outcome of your home.

Our process is structured around seven stages. Each stage builds on the last, and each involves your active input and approval. We don't design in isolation and present you with a solution. We design with you, testing and refining until the outcome is genuinely right.

Process Stages

  • Complimentary · 1 hour · In person or via video call

    The first conversation costs you nothing. We use it to understand your project — your site, your vision, your budget, your timeline, and your life. We'll tell you honestly whether we think we're the right fit for your project, and give you a clear sense of what working with us would involve, what it would cost, and how long it would take.

    If you're not ready to move forward yet, that's completely fine. Many of our clients have this first conversation months or even years before they're ready to begin. We're happy to be a resource in the meantime.

    What you'll leave with: A clear picture of how we'd approach your project, indicative fee ranges, a realistic timeline, and a sense of whether we're the right practice for you.

  • Once engaged, we begin with a thorough briefing process. We want to understand not just the rooms you need but how you live — how you move through your morning, how your family gathers, where you want to feel the sun, what you want to see from your kitchen window.

    From this briefing we develop concept design options — typically two or three distinct design directions that respond to your brief, your site, and our design philosophy. These are presented in sketch drawings, diagrams, and early 3D models.

    We then work with you to select and refine a preferred direction. The outcome of this stage is a concept design that you're genuinely excited about and that we're confident can be built within your budget.

    What you'll leave with: A preferred concept design, early cost estimate from a builder or quantity surveyor, and a clear direction for the next stage.

  • If the project requires - we prepare and lodge your Development Application (DA) with the relevant local council on your behalf, managing all correspondence with council throughout the assessment process. We have extensive experience navigating the Brisbane City Council and Sunshine Coast Council planning frameworks.

  • With a final schematic design in place, we move into design development — the process of resolving every element of the design in increasing detail. We refine the floor plans, sections, and elevations. We develop the interior architecture: kitchen and bathroom layouts, material palettes, joinery design, ceiling heights, and window and door specifications.

    At this stage we also engage your project's consultant team — structural engineer, hydraulic engineer, town planner (if required), and energy assessor. We coordinate their work and integrate their requirements into the design.

    What you'll leave with: Progress toward a fully resolved design, a detailed ongoing process of coordination with the project technical consultants.

  • This is the most detailed stage when we first work with a certifier to ensure the design meets all the requirements for Building Approval under the NCC (national construction code). We prepare your Construction Documentation — the full set of detailed drawings and specifications from which your builder will price and construct the home. This is the most technically intensive stage of the process, and its quality directly determines the quality of your tender prices and the smoothness of your construction process. We also finalise and coordinate all of the consultant input including the structural engineer, hydraulic engineer and landscape designers. These drawings form a key part of the building contact.

    What you'll leave with: Building Approvals and a complete set of construction drawings and specifications, and all documentation needed to go to tender.

  • We manage the tender process on your behalf, approaching a curated shortlist of builders whose quality, experience, and approach we trust for projects of your type and budget. We evaluate and compare the tenders received, clarify any ambiguities, and provide you with a clear recommendation.

    Selecting the right builder is as important as the design itself. We maintain relationships with Brisbane's and the Sunshine Coast's finest residential builders — and we'll only recommend builders we'd trust with our own homes.

    What you'll leave with: A signed building contract with a builder you can trust, a clear construction timeline, and confidence that your contract price is competitive and your budget is properly established.

  • Duration of construction — typically 12–18 months

    We remain actively involved throughout construction, visiting site regularly, reviewing progress against the drawings, responding to builder's queries, and ensuring the quality of workmanship meets the standard of the design.

    This stage matters enormously. An architect who disappears after issuing drawings cannot protect your interests during construction. We are present — reviewing shop drawings, approving material samples, assessing variations, and certifying payments — at every step of the build.

    When your builder hands over the keys, you can be confident that what was built is what was designed.

    What you'll leave with: Your completed home — delivered to the quality and detail you invested in at design stage.

What Does It Cost to Work With Kelder Architects?

We believe in transparency about fees. Architectural fees for luxury residential projects in Brisbane and the Sunshine Coast are negotiated depending on the overall budget, scope, complexity, and stages of service required.

We will tailor a service to meet your specific needs - if you do not require a full service.

We discuss fees openly at the initial consultation and provide a written fee proposal tailored to your specific project scope before any commitment is made.

It's also worth noting: the right architect will save you money. Design decisions made on paper cost nothing to change. The same decision made during construction can cost tens of thousands. Our thorough process front-loads the hard thinking so that construction runs smoothly, on time, and to budget.
